Help answer the question about property lease

Do you need good credit to lease commercial property? If so, are there alternatives?
I am planning to open a ice cream shop and want to know do you need good credit to lease commercial property? If in most cases you do, are there any ways to get around it?

    Almost always NO. There are a very few exceptions for example in some mobile homes which are older and are personal property (owner owns mobile and rents mobile home out, but mobile home landlord does not own the lot the mobile home sits on). You should see an accountant if you think it is worth trying.

    If you can afford a single home it is better in the long run to invest in it. Prices usually go up. Generally they double every 5-1- years depends on your area.

    When looking at investing you need to buy somewhere close to public transport, shops and schools.

    When tenants look at a property, they look at the kitchen and bathroom. Make sure it is clean and the kitchen is generally in good condition.

    As far as your job goes, best to speak to an accountant, he will explain how negative gearing is and how to take full advantage of it.

    Yes, do a 1031 exchange, in which you replace the land that you sold for new land. All you are doing however is merely postponing the tax, not eliminating it.

    By the way, if it's long-term gain, the federal tax rate would be maximum of 15%, don't know about state tax effect as I don't know the state you live in or the state the land is in.

    A lot depends upon whether and when Turkey joins the EU. I think it will, but not as soon as many would like. Once Turkey is in the EU, I think prices will rise, so if you buy now – as long as you buy well – you could make a good investment.

    I do not know the market in Turkey, but I do know that you should never buy a property without seeing it at least twice. I personally would never buy in a country where I do not speak the language, because inevitably you have to sign documents you cannot understand. I buy to let in the UK because I understand the law here, and when I want to holiday abroad, I rent.

    Do you speak Turkish ? If so, find some Turkish websites and get as much information as you can, and then go to Turkey and look at some properties. If you don't speak Turkish, I'd advise against it.

    I am a commercial appraiser and deal with income producing regularly. A reserve for replacements is an essential part of being an investor. As far as a general percentage it really depends on what the reserves are used for. Savy investors place the reserve money in an interest bearing account and prospect when they believe an item will be at the end of it's useful life ie: $10,000 for boiler in 5 years. If they know interest rates are 5% and need 10k in five years the will budget $147.00 per month into the account for five years. If their gross rent per year is 50,000 then they will budget about 2-5% towards reserves. 147 x 12 = 1,764/50k = 3.53% As far as deductions you will have to speak eith an accountant.

    Your regular MLS would make them available to individuals who want them as investments. Your realtor will have to ask more questions about what the rent & expenses are and how that works out to a captalization rate. That's what the investors are going to want to know. Look for an agent who regularly lists multi-family.

    It determines by the lowest price the seller is will to sell and the highest price the buyer is will to pay. It is the common point between these 2 parties. And the price both parties will to offer is determine by location, comparable recent transactions and emotions.

    The best investment properties are condos. It is easiest to buy and sell comparing to co-ops and houses. And it easiest to rent out comparing to co-ops (board restriction) and houses. Low maintenance cost comparing to houses.

    HI Sangeetha, I think you guys have made a perfect choice. Hosur was recently designated as a SEZ and Tamil Nadu CM recently laid foundation stone for a new IT park there. Many believe that, all software giants in Bangalore will setup offices in Hosur due to the extreme traffic and other political situations in Karnataka. So, Hosur is all set to be an IT supplement to Bangalore.

    Regarding suggestions for properties, I see that most developers in Hosur are selling at very inflated prices. This is mainly due to the closeness to Bangalore. There are very few developers who sell at fair prices. After very intensive research, I have booked 2 houses. The place is called as Golden City – Hosur. This place is conveniently located close to the proposed IT Park and also close to NH-7. Prices at Golden City seem to be about 25% less than most other developers in the area.
