How do I get out of a rental property lease?My 1 year lease is to expire on July 23rd. (Of which I had excellent rental history…no late payments ever). I signed a renewal back on April 30th for another 6 months. I found and am about to purchase a house. I wasn't sure if I should be bound by two contracts at the same time since my first one isn't over yet. It also has a clause in it that says that the lease shall commence on the beginning date on page one of the contract and end on the ending date as well. It also says that if I don't give a 60 day notice prior to the expiration date of the first contract that it will automatically renew on a month to month basis until either party gives a 30 day written notice to the other. So couldn't I write me 30 notice on June 30 or a 60 day notice now and move out on July 23rd and have it only applicable to the original contract? I would hope that the first would trump the second since it hasn't expired yet. Pleeeeeease Help!
Another tidbit….when I went to renew, the manger was totally out of it. She never gave me a copy of the lease. SHe said she would change all the names to be correct and then put another on my door for me to sign. She never has. Also management has done nothing about the noise that I have complained about. I have called security, I have also told the office staff. Wouldn't any of these things be an applicable reason to get out of a lease?

Yes, it is absolutely legally binding. You signed the contract with that condition in it, which means you agreed to it. The renewed lease is identical to the initial lease, and the penalties for breaking it are the same.
You need to state your question more clearly. Are you asking if the rent you currently pay would be considered part of the income of the buisiness? The answer would be yes. You have asked the question in a way that would be hard to understand.
Just of the top of my head I would have to guess the area around the school would be a good place to start.
You would need to start with the local planners (usually city or county assessor's office or planning dept/board) to find out if the propperty is zoned for comercial use or not. Something such as assisted living facility depending on the number of units and degree of assistance MAY still be placed in a residential area but check the zoning rules before committing to anything.
After that, check with local area facilities of the same sort and see if the company they are operated by would be interested and you might be able to check with a property developer too.
You are bound by the renewal, even if you do buy the house. (Unless there is a clause in your lease that allows you to move if you buy a house. I doubt any such clause exists.)
That being said, if you do break the lease, then the landlord is required to make a good faith effort to mitigate his losses, i.e. he must attempt to rent the unit again. You would then be responsible for the rent for the periods the unit was vacant.
Also, I think you would have a hard time convincing a judge that the noise is bothersome enough to justify breaching your contractual obligations, considering the noise didn't keep you from signing a renewal a month ago.
